Asphalt driveway cost

Maintain Your Asphalt DrivewayWhen the time for installation of a new driveway has arrived, there are various factors to be taken into account, the biggest decision being the cost. The choice of material to be used also plays an important role, as there are different surfaces to go for. Choices range from gravel, brick, concrete to asphalt, but since every surface has it’s pros and cons the asphalt surface is commonly considered to be the most suited.

Asphalt Driveway

An asphalt driveway may require some extra maintenance, but are generally less expensive and much easier to repair. Asphalt can handle the variations in temperature easily than the other surfaces, and if laid in the right way, can hold it’s own even against the best of concrete surfaces, which many experts believe to be more durable. Driveways can be long winding paths or simply large squares in front of houses. Costs and requirements of creation of one, will depend on the the region and will again vary if there are slopes or curves involved.

The foundation of the asphalt driveway needs to be good and sound, after all it is what underneath that matters most. The laying of the asphalt mixture is commonly called the macadam treatment, and is installed at a depth of about 2.5 inches. Such a surface tends to last for 15 to 30 years, and requires treatment and repair every six to ten years, depending on use. The average cost of this macadam treatment is around  $2 per square foot.

There are many other costs and factors to be considered, apart from the basic laying process. Your driveway may be long and complex and exposed to extreme weather conditions like water and ice. This may lead to early deterioration, and subsequently requiring special expertise in installation. So apart from utilising the services of a contractor, it would be wise to consult a qualified  engineer as well, with regards to design and installation, the additional cost of which is to be factored. Curves, slopes and water will automatically increase material and labour costs and hence the overall budget. If the driveway needs to pass over a body of water, such as a stream or marsh, approval from the competent authority may be needed, prior to commencement of the project. Additional drains, ditches etc will also add to the cost. The asphalt driveway then needs to be sealed after about six months of installation, and again every 2 to 5 years, depending on climate conditions and other factors. While professional sealing can cost up to 500$, a do it yourself job can be done in 200$. Remember, that without proper seal coating, the oils in the asphalt may oxidise out and result in premature cracking.

Replacing or repairing an asphalt driveway can improve the aesthetic sense and improve the resale value of your property. After taking into account all the factors, it has been determined that the average price of a new asphalt driveway, including taking out the old one, ranges between 5000 to 6000$. If you pay by square foot, then it comes to 4 to 5$. Keep in mind that each job is different and related problems could increase the cost.
